Item No. 1
PC: 10-15-87 i
SU-88-1
Page 2
this property has been farmed over a long period of time
without apparent conflict.
6. "The design of the subdivision or the type of improvements is
not likely to cause serious public health problems. "
° Staff can make this finding because the new parcels are of
adequate size to support on-site wells, septic systems, and
drainage.
7 . "The design of the subdivision or the type of improvements
will not conflict with easements, acquired by the public at
large, for access through or use of property within the pro-
posed subdivision. "
° Staff can make this finding because adequate public access
easements have been included in the subdivision design to
meet the needs of the public for access through the sub-
division and for access to property within the subdivision.
1
8. "Any land or improvements to be dedicated to the County are
consistent with the General Plan. " i
° Staff can make this finding because all dedications of land
or improvements, specifically the dedication of Loduca Way
and Junction Court, will satisfy County requirements.
9. "The design of the subdivision provides, to the extent
feasible, for the future passive or natural heating oppor-
tunities in the subdivision. "
° Staff can make this finding because the site of the pro-
posed subdivision is relatively flat, and parcels are large
enough in size to be naturally accommodating to future
passive or natural heating opportunities in the sub-
division.
PROJECT DESCRIPTION
The proposed project is to resubdivide ten (10) parcels, all
under a single ownership and consisting of 44.57 acres, into ten
( 10) new parcels. Eight (8) of the existing ten ( 10) parcels are
historic lots in the antiquated subdivision of Record Junction
Tract. Nine of the parcels range from 2.0 acres to 4.5 acres and
would be sold individually and developed with single-family resi-
dences. The 19. 7-acre parcel would continue as an almond
orchard.
d
