April 6, 2022 <br /> BGG No. G130.09C <br /> SITE DESCRIPTION <br /> The subject 1-acre site is identified as Assessor's Parcel Number (APN) 208-20-015. The site is <br /> located on the east side of Austin Road, approximately 300-feet north of Yosemite <br /> Avenue/California Highway 120,in Manteca,California. Several structures were formerly located at <br /> the site which were removed between 2008 and 2009 and the site is currently vacant and undeveloped. <br /> The relatively flat site has surface elevations of about 52 feet above mean sea level (MSL), <br /> according to Google Earth mapping.According to the San Joaquin County Community Development <br /> departing, the subject property is zoned R-VL, Very Low Density Residential. <br /> EXISTING AND PROPOSED SEPTIC SYSTEM USAGE <br /> Existing Septic System <br /> There are currently no septic systems located at the site. <br /> Proposed Septic System <br /> A new 1,500-gallon septic tank is proposed for the new residence,which will be located east of the <br /> residence. <br /> On-Site Septic Permit History <br /> The San Joaquin County Environmental Health Department septic permit files were searched for the <br /> Site address. No septic system records or permit files were located; hence, it appears no septic <br /> systems are present or have been constructed at the site. <br /> Existing Septic Tank Usage in the Vicinity <br /> The immediate area surrounding the subject site consists primarily of low-density to medium-density <br /> residential properties. The area to the north of the site is predominantly in use for orchard tree <br /> agriculture and the area south of the site contains industrial and commercial facilities along <br /> Highway 120. To estimate the septic system usage in the area,we used professional judgement to <br /> identify potential septic systems that exist within approximately one square mile surrounding the <br /> prof ect site. Google Earth imagery was utilized. Each building cluster on the photo was assumed to <br /> have one septic system, and sites perceived to be used for commercial or industrial purposes were <br /> assumed to have two septic systems. Sites within improved residential areas perceived to be <br /> connected to a municipal wastewater collection system were assumed to have no septic systems. <br /> Using this method, it is estimated that approximately 70 to 80 septic systems per square mile are <br /> located in the immediate vicinity of the site. <br /> Septic Permit History in the Vicinity <br /> A review of septic permits on file with the San Joaquin County Environmental Health Department <br /> for nearby properties indicated that most septic systems in the area utilize leach lines. <br /> Expected On-Site Maximum Septic Tank Usage <br /> Maximum expected usage for the proposed onsite septic system will be from the residents of the <br /> proposed residence.
