All cost as incurred to get water to the property <br />will be paid by the developer. The district feels there is a drainage <br />problem in the area. <br />- County Fire Warden <br />- LAFCO <br />- Council of Governments <br />OTHER CONSIDERATIONS <br />- Dawson Road is not a public road at present. It will have to be improved <br />to County standards to complete this project. <br />- The previous Parcel Maps showed a road along the west line of this property. <br />Such a road would provide the existing church complex with road frontage <br />rather than access via a cul-de-sac. This would allow better access for <br />the congregation and for emergency vehicles. The proposed design should be <br />modified to show a road along the west line as previously planned. This <br />property could then be developed with short cul-de-sacs or bulbs. <br />- The proposed design will limit the church complex to access off one or <br />possibly two cul-de-sacs. Roads and Streets Principal #4 requires that <br />"significant trip generators shall be served by roads of adequate capacity <br />and design..." A traffic generator, such as a church, should have road <br />frontage. <br />- Sewer and water services are available from the Community Service District. <br />Drainage is provided by a storm pond. <br />- The development will be as 10,000 square foot lots per the Lockeford <br />Community Plan. <br />- The proposed stub streets will provide for future access to the undeveloped <br />land to the west and south. <br />- Mitchell Drive should be renamed so as not to be duplicated. <br />DEVELOPMENT COMMITTEE ACTION <br />- At its meeting of March 7, 1979 the Development Committee made the follow- <br />ing recommendation: <br />- Ratify the Negative Declaration. <br />- Approve the project subject to the following conditions: <br />1) All improvements shall be in conformance with the requirements <br />of the County of San Joaquin. <br />
