Item No. 8
PC: 4-5-79
5-79-7
Page 2
REFERRALS AND REPLIES
- Pacific Gas & Electric Company - We request a 10' wide public utilities
easement along all street frontages.
- Pacific Telephone & Telegraph Company
- Lodi School District
- Delta College
- Mokelumne Fire District
- Lockeford Community Services District - The Community Services District
feels this subdivision is in accordance with the Lockeford Community Ser-
vices District planning. All cost as incurred to get water to the property
will be paid by the developer. The district feels there is a drainage
problem in the area.
- County Fire Warden
- LAFCO
- Council of Governments
OTHER CONSIDERATIONS
- Dawson Road is not a public road at present. It will have to be improved
to County standards to complete this project.
- The previous Parcel Maps showed a road along the west line of this property.
Such a road would provide the existing church complex with road frontage
rather than access via a cul-de-sac. This would allow better access for
the congregation and for emergency vehicles. The proposed design should be
modified to show a road along the west line as previously planned. This
property could then be developed with short cul-de-sacs or bulbs.
- The proposed design will limit the church complex to access off one or
possibly two cul-de-sacs. Roads and Streets Principal #4 requires that
"significant trip generators shall be served by roads of adequate capacity
and design..." A traffic generator, such as a church, should have road
frontage.
- Sewer and water services are available from the Community Service District.
Drainage is provided by a storm pond.
- The development will be as 10,000 square foot lots per the Lockeford
Community Plan.
- The proposed stub streets will provide for future access to the undeveloped
land to the west and south.
- Mitchell Drive should be renamed so as not to be duplicated.
DEVELOPMENT COMMITTEE ACTION
- At its meeting of March 7, 1979 the Development Committee made the follow-
ing recommendation:
- Ratify the Negative Declaration.
- Approve the project subject to the following conditions:
1) All improvements shall be in conformance with the requirements
of the County of San Joaquin.
