1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project (APN 053-19-001) site is currently a 150.9 -acre almond orchard <br />and open field zoned AG -40.. The site is slightly hilly and decreases in elevation from the northeast to <br />southwest. The existing parcel is bisected by the East Bay M.U.D. pipeline property. (See Appendix for <br />Site Plan). <br />1.2 Description of Proposed Development: It is proposed to create two AG -40 parcels by subdividing <br />the existing parcel (053-19-001). In accordance with the San Joaquin County Development Title, this <br />Surface and Subsurface Contamination Report (SSCR) is being submitted for approval. This report will <br />investigate the property for visual or historical environmental contamination based on field observation, <br />interviews with the owner, and County records. (This SSCR includes no chemical analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of the <br />historic use of the property is testimony from the owner, Sammy Cox, and aerial surveys of the property. <br />The present land use is agricultural. The property has historically been bare ground until much of it was <br />planted in 2011. The proposed use of the property is agricultural. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at the <br />San Joaquin County Agriculture Commissioners office in March, 2022 (see appendix for results) as well <br />as Surveyor Land Records from San Joaquin County. The San Joaquin County Environmental Health <br />Department's underground storage tank mitigation database list did not yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources of <br />contamination identified at the project site: Past on-site potential for contamination is low. The site <br />has historically been an orchard and grazing land with no underground storage tanks. The owner has no <br />knowledge of improper above ground storage of chemicals on the site. <br />3.3 Description of All Current On -Site Potential and/or Known Above and Below <br />Ground Sources of Contamination Identified at the Project Site: Presently, there are no <br />underground storage tanks on the property and visual inspection did not produce any evidence of <br />buried containers, as well as no odors that would be associated with buried chemical tanks. County <br />records indicated there were no above or underground fuel tanks on site. On-site water dissipates <br />through either percolation or evaporation <br />
