FINDINGS FOR USE PERMIT <br /> PA -2200049 <br /> VENKATESHWARA CHINTAPALLI ET AL . / SRI VEDA VIDYA PEETHAM <br /> 1 . The proposed use is consistent with the goals , policies , standards , and maps of the General Plan , any <br /> applicable Master Plan , Specific Plan , and Special Purpose Plan , and any other applicable plan <br /> adopted by the County . <br /> • This finding can be made because the use type Religious Assembly - Neighborhood may be <br /> conditionally permitted in the AG -40 ( General Agriculture , 40 acre minimum ) zone with an <br /> approved Use Permit application . The project site has a General Plan designation of A / G <br /> ( General Agriculture ) , and the AG -40 zone is an implementing zone for this designation . <br /> There are no Master Plans , Specific Plans , or Special Purpose Plans in the vicinity . <br /> 2 . Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because adequate utilities , access roads , sanitation , drainage , <br /> and other necessary facilities are proposed or have been provided and the proposed <br /> improvements are properly related to existing and proposed streets and highways . The <br /> project site is already served by on -site well , wastewater treatment system , and storm <br /> drainage constructed under permit and inspection by the Environmental Health Department <br /> and the Department of Public Works . Any required improvements will be done under permit <br /> from the respective department . <br /> Pursuant to Development Title Section 9 - 1150 . 4 , a traffic study is required when traffic <br /> caused by the project is expected to exceed 50 vehicles during any hour . The project is a <br /> religious assembly for a maximum of 49 attendees which is not expected to exceed 50 <br /> vehicle trips during any hour . Therefore , a traffic study was not required . Additionally , <br /> pursuant to the San Joaquin County Vehicle Miles Traveled ( VMT ) Analysis Screening Tool , <br /> the project is expected to produce less than 110 daily trips therefore was screened out from <br /> requiring a VMT analysis . <br /> 3 . The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the 5 . 22 -acre parcel is of adequate size and shape to <br /> accommodate the proposed , and existing , uses , and all yards , building coverage , setbacks , <br /> parking areas and other requirements of the Development Title . The proposed site plan <br /> depicts 25 parking spaces on site , which exceeds the requirements of the Development <br /> Title . <br /> 4 . Issuance of the permit will not be significantly detrimental to the public health , safety , or welfare , or be <br /> injurious to the property or improvements of adjacent properties . <br /> • This finding can be made because the project has been conditioned to meet San Joaquin <br /> County development regulations that protect public health , safety , and welfare and ensure <br /> the project is not injurious to adjacent properties . The proposed project is subject to the <br /> provisions of the San Joaquin County noise ordinance ( Development Title Section 9 - 1005 . 9 ) <br /> and will have to comply with sound level limitations and prevent noise levels from exceeding <br /> the standards specified in Development Title Table 9 - 1025 . 9 , Part II . <br /> PA -2200049 — Findings <br />
