CONDITIONS OF APPROVAL <br /> GERALD TENNISSEN/WILSON D. BURTT JR. <br /> SA-90-52 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. PLANNING DIVISION <br /> Conditions of Approval : <br /> a. A twenty-foot-wide driveway shall be installed around the <br /> warehouse. <br /> b. Four (4) parking spaces shall be provided. <br /> C. Project signage shall be limited to one monument sign. <br /> d. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> e. All project-related uses shall be confined within the proposed <br /> building and there shall be no outdoor overnight storage of <br /> vehicles. <br /> f. Other than during loading and unloading of trucks, inventory <br /> of the warehouse or maintenance to the facility there shall <br /> be no employees on the site. <br /> g. The following landscaping requirements shall be fulfilled. <br /> 1. A minimum ten-foot wide planting strip is required along <br /> the street frontage. A minimum of two trees shall be <br /> planted on property line abutting the street. <br /> a. Planters adjacent to the street shall contain <br /> shrubbery or mounding not to exceed three (3) feet <br /> in height. Trees must be trimmed the first six (6) <br /> feet in height to allow for sight distance. <br /> b. Planter areas shall contain shrubs and/or living <br /> ground cover. Concrete, asphalt, and any surface <br /> material including rocks or bark are not acceptable. <br />
