BARRICADE: A barricade shall be constructed between the property lines on the <br /> east and north property lines to prohibit traffic from marketing events from <br /> encroaching on adjacent properties. <br /> m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any comer cut- <br /> off (snipe). (Development Title Section 9-1710.2[g]) <br /> n. UNIFORM BUILDING CODE: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) The proposed use will change the occupancy from an R-3 occupancy to an A-3 <br /> or A-2.1 occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. <br /> 2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) <br /> 3) Provide explanation, use, and drawings for the two story existing building. If <br /> used with the winery operation the occupancy will change from R-3 to an "A" <br /> occupancy and will require further consideration per item 1-b. Restrooms will <br /> be required in accordance with the Uniform Building Code. Chapter-4. ` <br /> o. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for <br /> a building permit. <br /> 1) Fire flow and hydrants will be provided for the proposed project by use of NFPA <br /> 1231 of the National Fire Code. <br /> 2) Fire department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> 3) Key Boxes: A Knox box shall be installed according to the local fire <br /> department's instructions. <br /> 4) Fire extinguishers shall be installed in accordance with California Fire Code, <br /> Standard 10-1 of Volume 2. <br /> 5) Fire permits may be required prior to occupancy to conduct operations <br /> hazardous to life or property C.F.C. 105.2.1 <br /> 6) A preliminary estimate of the requirement for fire flow, a static water supply, for <br /> the proposed building is 26,800 gallons for the existing R-3 conversion to A-3, <br /> and 15,300 gallons for the new proposed winery building.
