According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned R - <br />VL, Very Low Density Residential. The San Joaquin County Community Development <br />Department states that this zoning designation "is intended as a transition from rural to <br />urban areas. It allows for detached, single-family dwellings on large lots located in <br />existing communities or on the urban fringes. Full urban services are required for <br />development in this zone." <br />Existing and Proposed Septic Tank Usage <br />Existing Septic System <br />One septic system is currently located on the Site (Plate 2). <br />Proposed Septic System <br />As required by the San Joaquin County Environmental Health Department, the <br />Navarros plan to construct a new septic system for the existing second residence. <br />On -Site Septic Permit History <br />The San Joaquin County Environmental Health Department septic permit files were <br />searched for the Site address. No permits were identified. A Complaint Investigation <br />Summary related to the on-site septic system was identified and has been included in <br />Appendix 4. <br />Existing Septic Tank Usage in the Vicinity <br />To estimate the septic system usage in the area, our office counted septic systems that <br />exist within approximately one square mile surrounding the property. Air photo imagery <br />from Google Earth was used. Each building cluster on the photo was assumed to have <br />one septic system. Using this method, it is estimated that at least 180 septic systems <br />per square mile are located in the immediate vicinity of the Site. <br />The vicinity of the Site is composed rural residences and commercial/industrial <br />properties. <br />Septic Permit History in the Vicinity <br />Based on a review of septic permits on file at the San Joaquin County Environmental <br />Health Department for nearby properties, septic systems in the area utilize leach lines, <br />leach lines with sumps, or filter beds. The septic permits can be found in Appendix 4 of <br />this report. <br />LOGE 2154 Page 2 <br />
