CONDITIONS OF APPROVAL <br /> LA-97-13 <br /> Morris Land Company/Gayle Oxford <br /> Lot Line Adjustment Application No. LA-97-13 was approved by the San Joaquin County Community <br /> Development Department on April 15, 1997, which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> This approval will expire on October 15, 1998,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: Jim Van Buren, 468-2374) <br /> a. A 'Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Office for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped, and signed <br /> by a Registered Civil Engineer or a Licensed Land Surveyor. <br /> b. On Parcel 2, either remove the farm labor mobile home or convert it to a second unit <br /> dwelling, per Development Code 9-830.3. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact: Richard Hieb, 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> b. The new legal description must reflect correct distances with qualifiers to avoid overlaps <br /> or gaps. <br /> 3. PUBLIC HEALTH SERVICES: (Contact: Bill Marchese, 468-3445) <br /> a. Destroy or properly seal any abandoned wells under permit and inspection by the <br /> Environmental Health Division (Development Title Section 9-1115.4(e)). <br />
