Item No . 3 PC : 5-21-87 SU-86-16 Page 1 RECOMMENDATION It is recommended that the Planning Commission: 1 . Approve the Negative Declaration previously approved for SU-86-16 and instruct the Clerk to file a Notice of Determination. 2 . Approve the amendment to Tentative Map No. SU-86-16 based on the "Bases for Recommendation" indicated in the staff report . BASES FOR RECOMMENDATION 1 . "The redesign of the Tentative Map is consistent with the General Plan. " This statement can be made for the following reasons: (a) The revised Tentative Map satisfies the General Plan residential policies ; and (b) The revised Tentative Map conforms to the Low Density Residential land use designation. 2 . "The findings made in support of SU-86-16, as originally approved, are still applicable to the revised Tentative Map. " 3 . "All original conditions of approval for SU-86-16 still apply to the revised Tentative Map. " 4 . "Staff has considered the housing needs of the County in recommending approval of the amendment of the Tentative Map and has concluded that the housing that may result fromthis approval can be balanced with the service requirements of existing residents in the area. " PROJECT DESCRIPTION The proposed project is to amend the approved Tentative Map for Major Subdivision Application No. SU-86-16 (Wine Country Subdivision) . The amendment pertains to the elimination of Vest Court , a short cul-de-sac street serving two lots , located in the northwest portion of the project site (refer to Original Tentative Map and Amended Tentative Map) . According to the applicant ' s engineer , the cul-de-sac is no longer required because of a refined project boundary. This amendment does not change the number of lots approved for the original Tentative Map ( 132 lots total) .
