Item No . 3 <br /> PC : 5-21-87 <br /> SU-86-16 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1 . Approve the Negative Declaration previously approved for <br /> SU-86-16 and instruct the Clerk to file a Notice of <br /> Determination. <br /> 2 . Approve the amendment to Tentative Map No. SU-86-16 based on <br /> the "Bases for Recommendation" indicated in the staff report . <br /> BASES FOR RECOMMENDATION <br /> 1 . "The redesign of the Tentative Map is consistent with the <br /> General Plan. " <br /> This statement can be made for the following reasons: <br /> (a) The revised Tentative Map satisfies the General Plan <br /> residential policies ; and <br /> (b) The revised Tentative Map conforms to the Low Density <br /> Residential land use designation. <br /> 2 . "The findings made in support of SU-86-16, as originally <br /> approved, are still applicable to the revised Tentative Map. " <br /> 3 . "All original conditions of approval for SU-86-16 still apply <br /> to the revised Tentative Map. " <br /> 4 . "Staff has considered the housing needs of the County in <br /> recommending approval of the amendment of the Tentative Map <br /> and has concluded that the housing that may result fromthis <br /> approval can be balanced with the service requirements of <br /> existing residents in the area. " <br /> PROJECT DESCRIPTION <br /> The proposed project is to amend the approved Tentative Map for <br /> Major Subdivision Application No. SU-86-16 (Wine Country <br /> Subdivision) . The amendment pertains to the elimination of Vest <br /> Court , a short cul-de-sac street serving two lots , located in the <br /> northwest portion of the project site (refer to Original <br /> Tentative Map and Amended Tentative Map) . According to the <br /> applicant ' s engineer , the cul-de-sac is no longer required <br /> because of a refined project boundary. This amendment does not <br /> change the number of lots approved for the original Tentative Map <br /> ( 132 lots total) . <br />
