SATTERNESS PLANNING DIVISION <br /> SUBJECT: MS-88-82 (Virginia Lutz - Levin Suggs ) <br /> The District ' s standard request regarding tentative parcel <br /> maps is that all District easements be shown on the final map. <br /> This enables the District , property owners , and others to <br /> clearly define that portion of the property affected by District <br /> facilities. <br /> In most cases there are recorded documents that identify the <br /> perimeters of the easement which can easily be plotted on the <br /> parcel maps. . However , there are instances when the District has <br /> - either a prescriptive right-of-use or an unrecorded._.agreement to <br /> convey an easement on file which may or may not not clearly <br /> define the easement width. In such cases, the width of the <br /> easement required is determined on an individual basis. The type <br /> of facility involved and the width of similar types of facilities <br /> are generally factors considered in determining necessary right- <br /> of-way widths. In the event that a recorded document does not <br /> exist for a District facility within subject property, the <br /> District requests to be notified so that information can be <br /> provided to create a recorded easement on the final map. <br /> Additionally, applicants should be apprised that the <br /> District requires property owners to enter into an encroachment <br /> agreement with the District before any buildings, utilities, <br /> driveways, or other such encroachments are allowed within the <br /> easement. It should also be noted that certain encroachments <br /> such as an access driveway or a road crossing of a non-reinforced <br /> District pipeline is generally not permitted unless that portion <br /> of pipeline is replaced with reinforced concrete pipe. <br /> With regard to the proposed "re-parceling" , it should be <br /> noted that it is the responsibility of the individuals involved, <br /> and not the District to provide for private irrigation <br /> facilities , and easements should it be determined that a need <br /> exists for irrigation service to the smaller parcel . <br />
