CONDITIONS OF APPROVAL <br /> AND <br /> ORDINANCE REQUIREMENTS <br /> Unless otherwise specified, all conditions of approval must be <br /> fulfilled prior to the issuance of a building permit. <br /> 1. PLANNING DIVISION: <br /> Conditions of Approval : <br /> a. A trash enclosure location shall be shown on the impro- <br /> vement plan. The enclosure shall be designed to accom- <br /> modate all trash receptacles , and it shall be <br /> constructed on three sides with a solid wall and gated <br /> on the fourth side. <br /> b. No night-time lighting will be permitted unless it is <br /> shown on the improvement plan. If any lighting is pro- <br /> posed, it shall be hooded and oriented to prevent glare <br /> onto adjoining properties and State Route 26. Lighting <br /> standards shall not exceed 20 feet in height. <br /> c. Details of a landscaping and irrigation plan shall be <br /> shown on the improvement plan, or as an alternative, <br /> three copies of a separate landscaping and irrigation <br /> plan shall be submitted to the Planning Director. In <br /> either case, landscape details shall include a key <br /> showing size, type, number, and spacing of all proposed <br /> plantings. Details of an automatic and timed sprinkler <br /> system shall be shown. The landscaping shall meet the <br /> following minimum standards: <br /> (1) Where parking exists adjacent to public streets, a <br /> minimum ten-foot-wide planter shall be provided <br /> between the parking lot and the street. In plan- <br /> ters running parallel to streets , trees shall be <br /> spaced no further than 25 feet apart. Trees shall <br /> be a minimum one-inch caliper and 15-gallon size at <br /> the time of planing and shall be double staked. The <br /> tree type shall be selected from the County' s tree <br /> r <br /> list. <br /> (2 ) All landscaped and planter areas shall contain <br /> shrubs and/or living ground cover (grass is <br /> acceptable ) . Concrete asphalt and any surface <br /> material, including rocks or bark, are not accep- <br /> table. <br /> d.
