Box 332, Roseville, CA 95661 ● Phone (916) 677-1470 <br /> <br />Page 4 <br />March 9, 2018 <br />Murphy Parkway Property Excavation and Materials Management Plan <br /> <br />• a significant number of explorations (test pits and borings) within the capped area and <br />other site areas, including areas to the south and east of the capped area. <br /> <br />• a geophysical survey (involving ground penetrating radar and a magnetometer survey) on <br />the westerly portion of the property to identify any unknown areas of disturbed <br />materials/buried wastes. The geophysical work reportedly identified two areas <br />(approximate 2,000 square feet each in plan area) of deeper disturbed materials/wastes <br />along the far westerly margin of the property and outside of the cap area. These waste <br />materials subsequently were completely excavated and removed from the parcel for <br />offsite landfill disposal. <br /> <br />• collection of a substantial number of samples of soil and waste materials from the capped <br />area of the site, the area of removed wastes, and other site areas for analytical laboratory <br />testing. It is reported that the laboratory testing did not reveal significant chemical <br />contaminant concerns associated with remaining solid wastes at the site (i.e. the thin <br />layer of capped wastes on the northwesterly portion of the site). <br /> <br />AGE’s investigative, remedial, and characterization work associated with solid wastes on the <br />subject parcel was summarized in a Site Assessment Summary Report dated December 21, 2017.2 <br />As a part of AGE’s work, the results of exploratory excavations were evaluated to define the <br />limits of residual/capped wastes at the property; site maps and trench logs with such results are <br />appended. Based on the results, AGE estimated that the total volume of residual waste glass in <br />the capped area at the site is on the order of 1,500 cubic yards and determined that the lateral and <br />vertical extent of such wastes was defined. <br /> <br /> <br />5.0 PLANNED CONSTRUCTION ACTIVITIES <br /> <br />Redevelopment of the subject property is planned to be initiated in the very near future. The <br />planned development includes construction of an approximate 870,000 square-foot <br />commercial/light-industrial structure intended for use for warehouse/distribution purposes. The <br />layout of the planned development is shown on Plate 3. The planned structure will be of tilt-up <br />concrete construction with a concrete slab-on-grade floor. Onsite areas exterior to the building <br />will support asphaltic-concrete and/or concrete pavements, storm water basins, and very limited <br />landscaping. <br /> <br />Project earthwork construction/grading will involve the disturbance, redistribution, and grading <br />of soils across essentially the entire 48-acre subject parcel, including the capped area on the <br />northwesterly portion of the site.
