Memorandum -2- <br /> COMMENTS ON DEVELOPMENT <br /> SA-00-53 (REVISION) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $174.59 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) <br /> (Resolution R-00-433) <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects. Final Site Plan is required upon submittal of verification. <br /> 6. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a 64-foot wide right-of-way from the centerline of South 99 Frontage Road (West) to <br /> the property line across the parcel's frontage, which will result in an 18-foot dedication for <br /> right-of-way use. (A $280.00 fee is currently required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed and a legal description of the <br /> parcel to be offered for dedication.) <br /> (Development Title Section 9-1150.5) <br /> 7. The frontage improvements for South 99 Frontage Road (West) shall be constructed <br /> in conformance with the standards for one-half of a 64-foot wide right-of-way City of <br /> Stockton street. The construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement <br /> or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Improvement <br /> Plan. (A $325.00 fee is currently required for processing, per Development Title <br /> Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the Department option, the <br /> Department of Public Works will prepare the drawing and estimate for an additional <br /> fee of $140.00. <br /> (Development Title Section 9-1150.2) <br /> Note: All structures shall be located as far west from the South 99 Frontage Road <br /> right-of-way as possible to allow for future widening of State Highway Route 99. <br /> GK:BN:gn <br /> PS-OK081-G 1 B <br /> E: Thomas M.
