Memorandum -2- COMMENTS ON DEVELOPMENT SA-00-53 (REVISION) 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $174.59 per daily trip-end generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) (Resolution R-00-433) 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. 5. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has addressed the items on the attached Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification. 6. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 64-foot wide right-of-way from the centerline of South 99 Frontage Road (West) to the property line across the parcel's frontage, which will result in an 18-foot dedication for right-of-way use. (A $280.00 fee is currently required for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) (Development Title Section 9-1150.5) 7. The frontage improvements for South 99 Frontage Road (West) shall be constructed in conformance with the standards for one-half of a 64-foot wide right-of-way City of Stockton street. The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A $325.00 fee is currently required for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department option, the Department of Public Works will prepare the drawing and estimate for an additional fee of $140.00. (Development Title Section 9-1150.2) Note: All structures shall be located as far west from the South 99 Frontage Road right-of-way as possible to allow for future widening of State Highway Route 99.
