P <br /> t <br /> CONDITIONS OF APPROVAL <br /> SA-01-84 <br /> Wall <br /> Site Approval Application No. SA-01-84 was approved by the San Joaquin County Community <br /> Development Department on January 23, 2002. The effective date of approval is February 2, 2002. <br /> This approval will expire on August 4, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-RESIDENTIALL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to convert a 1,740-square-foot office to residential space and <br /> add a 1,000-square-foot garage to an existing residential unit (a non-conforming structure in an <br /> industrial zone) as shown on the Site Plan submitted October 29, 2001. (Development Title Section <br /> 9-253.3[a][2]) <br /> c. BUILDING DIVISION: The Building Division requires the following: <br /> (1) Obtain a Building Permit for the addition to the single-family residence. <br /> (2) Obtain a housing inspection for the current residence. <br /> (3) Indicate the office/residence separation on the plans. <br /> (4) Final the permit for the pole barn structure,including the addition. <br /> (5) Carport structure appears to have been built without a permit. <br /> (6) Unsafe electrical at pole barn structure must be corrected. <br /> (7) Storage of pallets must conform to San Joaquin County Ordinance 4-1010. <br /> 2.
