(2) A minimum of 8 parking spaces shall be provided, including 1 accessible space <br /> (2 spaces are required for every 1,000 feet of building area; .5 spaces are <br /> required for every employee). (Development Title Section 9-1015.3) <br /> (3) Storage areas shall be surfaced with a minimum 4-inch aggregate base. <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Hansen Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> e. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall <br /> be enclosed by a screen six to eight feet in height. Items stored within 100 feet <br /> of a dedicated street or residential zone shall not be stacked higher than two feet <br /> above the adjacent screen. The proposal to plant oleanders spaced 20 feet on <br /> center is not adequate. However, oleanders spaced 8 feet on center is adequate. <br /> One-gallon oleanders may be substituted for the proposed five-gallon size. <br /> Irrigation plans shall be included with the Site Plans or Improvement Plans. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of 65 feet or <br /> shall be kept open during business hours. <br /> (2) Two-way driveways and aisles shall be a minimum of 24 feet wide. One-way <br /> driveways and aisles shall be a minimum of 16 feet wide. <br /> (3) The driveway shall be paved from the roadway to the gate and from the east end <br /> of the circulation loop to the parking area.
