k. The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Exterior walls less than 20 feet from a property line shall be constructed of one- hour fire resistive material. (2) The proposed use will change the occupancy from an M-1 garage occupancy to a B-2 office occupancy (U.B.C. Section 502). The structure must be brought into compliance with all current code provisions, including structural, plumbing, mechanical, electrical, energy, and disabled access requirements. (3) Provide restrooms conforming with all disabled access requirements. (C.C.R., Title 24) (4) The proposed project is located within an expansive soil area where a conventional foundation may not be suitable. Therefore, an engineer is required to evaluate the foundation design. I. The Construction Site Plan shall indicate the following: (1) Provide parking for the physically disabled. The spaces shall be located as close as possible to the primary entrance. (C.C.R., Title 24) (2) Provide identification signs for the parking spaces, including the"tow away'sign, at each entrance or visible from each space. (C.C.R., Title 24) (3) The slope of a parking space shall not exceed 1/4 inch per foot. (C.C.R.,Title 24) M. Fire apparatus access roads shall be required for new development constructed when any portion of an exterior wall of the first story is located more than 150 feet from the public access road. This road shall be constructed to meet or exceed Public Works design standards (UFC Section 10.203). The access road must be fully improved to these standards prior to any final inspections. 2. DEPARTMENT OF PUBLIC WORKS: (See the attached memo from Public Works dated January 28, 1994.) 3. PUBLIC HEALTH SERVICES: (See the attached memo from Public Health dated January 14, 1994.) 4. STATE DEPARTMENT OF FISH AND GAME: a. In carrying out the operations of the project, the applicant shall take no action that violates the provisions of the California Endangered Species Act or any other laws or regulations pertaining to the protection of the San Joaquin Kit Fox. Compliance with said laws shall be the sole responsibility of the applicant, and the applicant agrees to indemnify, defend, and hold the County harmless from and against any claim or action by affected State agencies as to the project's compliance with said laws.
