PA-0300388 OF CRAIG WATTS <br /> The applicants have submitted the above referenced Site Approval Pre-Application for an off- <br /> site wine cellar. The wine is proposed to be stored in barrels in 930 square feet of an existing <br /> 5,000 square foot agricultural building. Approximately 100 barrels of wine will be stored in the <br /> building. The applicant is not proposing wine tasting or marketing events. <br /> The project is located on the southeast corner of State Route 12 and Locust Tree Road. <br /> The Community Development Department has reviewed the pre-application and offers the <br /> following comments: <br /> Maximum Capacity <br /> The applicant indicates that each wine barrel has a capacity of 55 to 60 gallons. The maximum <br /> storage capacity for an off-site wine cellar is 11,885 gallons (Development Title Section 9- <br /> 1075.8[a]). Based upon this requirement, the applicant may store a maximum of 200 barrels of <br /> wine at the wine cellar. <br /> Parking <br /> The Winery Use Type requires 2.5 parking spaces per 1000 sq. ft. of building. Based on the <br /> information provided by the applicant there will need to be a total of two spaces including one <br /> van accessible space provided. <br /> Surfacing_Materials <br /> Development Title Section 9-1075.5(i) requires all parking spaces and maneuvering areas to be <br /> surfaced with chip seal or an alternative material. Should the applicant decided to use an <br /> alternative surfacing material the application needs to specify the proposed alternative material. <br /> 1 <br />
