SAN JOAQUIN COUNTY
-N ` COMMUNITY DEVELOPMENT DEPARTMENT
•' .p'• 1810 E.HAZELTON AVE.,STOCKTON,CA 95205-6232
QCioR` PHONE:209/488.3121 FAX:209/468-3163
August 20, 2003
M_E_M_O_R_A_N_D_U_M
TO: Development Committee
FROM: Leanne Mueller, Associate Planner/16(f/
SUBJECT: SITE APPROVAL PRE-APPLICATION NO. PA-0300388 OF CRAIG WATTS
The applicants have submitted the above referenced Site Approval Pre-Application for an off-
site wine cellar. The wine is proposed to be stored in barrels in 930 square feet of an existing
5,000 square foot agricultural building. Approximately 100 barrels of wine will be stored in the
building. The applicant is not proposing wine tasting or marketing events.
The project is located on the southeast corner of State Route 12 and Locust Tree Road.
The Community Development Department has reviewed the pre-application and offers the
following comments:
Maximum Capacity
The applicant indicates that each wine barrel has a capacity of 55 to 60 gallons. The maximum
storage capacity for an off-site wine cellar is 11,885 gallons (Development Title Section 9-
1075.8[a]). Based upon this requirement, the applicant may store a maximum of 200 barrels of
wine at the wine cellar.
Parking
The Winery Use Type requires 2.5 parking spaces per 1000 sq. ft. of building. Based on the
information provided by the applicant there will need to be a total of two spaces including one
van accessible space provided.
Surfacing_Materials
Development Title Section 9-1075.5(i) requires all parking spaces and maneuvering areas to be
surfaced with chip seal or an alternative material. Should the applicant decided to use an
alternative surfacing material the application needs to specify the proposed alternative material.
1
