Conditions of Approval <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> compiled with prior to approval of the Final Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Final Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact: Chandler Martin, (209) 468-3190) <br /> a. Each parcel shall have a minimum area of 5,000 square feet and a minimum lot width of <br /> 50 feet. (Development Title Sections 9-315.3 and 9-315.4) <br /> b. Zero side yards are permitted with a minimum 10-foot-wide building separation. The <br /> Improvement Plans for the Final Map shall show proposed building pads for zero side <br /> yard lots. <br /> C. The developer shall enter into an agreement with San Joaquin County to ensure <br /> compliance with the provisions of Section 9-315.7 of the Development Title. (Development <br /> Title Section 9-315.7[b]) <br /> d. Street trees shall be planted pursuant to Section 9-1020.4 of the Development Title. <br /> e. The applicant shall submit to the Development Services Division for approval a road name <br /> for the proposed road. <br /> f. A maintenance mechanism, approved by the Community Development Department <br /> Director, shall be required for all areas of the project not designated for residential <br /> development. <br /> g. Drainage areas which are not maintained with landscaping shall be screened pursuant <br /> to Section 9-10224(a), (b) and (c) of the Development Title. <br /> h. A Lot Line Adjustment is required to eliminate unusable open space as noted on the <br /> tentative map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact: Tom Iwamiya, (209) 4683000) <br /> a. A traffic study is being conducted to determine the circulation pattern, impacts, and <br /> mitigation measures on the County road system bounded by Airport Way, French Camp <br /> Road, Union Pacific Railroad tracks, and French Camp Slough. Mitigations required shall <br /> be included in the improvement plans. (Development Title Section 9-1150.4) <br /> b. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin.
