CONDITIONS OF APPROVAL <br /> SA-94-32 <br /> Howard Clark <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for an animal feed mixing facility in an existing building. There <br /> shall be no outdoor storage permitted as a part of this approval. <br /> b. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> screening and fencing details, existing and proposed utility services, and grading. Any <br /> additional storm drainage runoff created by the use shall be retained in an on-site storm <br /> retention pond. The site's drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (County Ordinance Code Section 7-1000) <br /> e. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. Lighting details shall be included on the Improvement Plan. <br /> f. A minimum of seven automobile parking spaces (two spaces per 1,000 square feet of <br /> building and .67 spaces per employee) shall be provided for the approved use and be <br /> shown on the Improvement Plan. Parking spaces shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a dust-free surface. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter 9-1015 of the Development <br /> Title. The required parking spaces shall be installed prior to issuance of the Certificate <br /> of Occupancy. <br /> Conditions of Approval 1 SA-94-32 <br />
