1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of a 17.3 acre parcel. The subject Assessor Parcel <br />Number is 063-260-16. The project is in agricultural community. The parcel is zoned AL -5. <br />1.2 Description of Proposed Development: It is proposed to create two 5.0 acre parcels and a <br />7.3 acre "Designated Remainder" parcel. In accordance with the San Joaquin County Development <br />Title, this Surface and Subsurface Contamination Report (SSCR) is being submitted for approval. <br />This report will investigate the property for visual or historical environmental contamination based <br />on field observation, interviews with the owner, and County records. (This SSCR includes no <br />chemical analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE⢠<br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information <br />of the historic use of this property is testimony from the owner, Dave Gallagher. Mr. Gallagher <br />was interviewed in April, 2022. The owner has owned the parcel for more than 2 years and his <br />family has owned it for many more years. The land is used as a rural residence and grazing. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at the <br />San Joaquin County Agriculture Commissioners office in March, 2022 (see appendix for results). <br />An onsite survey was performed in March, 2022 by Joe Murphy of Dillon & Murphy. The <br />San Joaquin County Environmental Health Department's underground storage tank mitigation <br />database list did not yield any concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources of <br />contamination identified at the project site: Past on-site potentials for contaminations are low due <br />to the use of the land. The property has been a rural residence for more than 20 years. The remainder <br />has been grazing ground. Historically there have been no underground storage tanks. The owner has <br />no knowledge of improper above ground storage of chemicals on the subject parcel. <br />
