J <br /> I. INTRODUCTION <br /> California Yards, LLC is proposing the development of an industrial site for the storage of <br /> construction equipment in the northwest corner(NWC) of Bird and Lovely Roads, east of Tracy. In <br /> compliance with San Joaquin County Environmental Health Department (EHD) requirements,this <br /> Report contains the Soil Suitability/Nitrate Loading Studies and operational detail for the proposed <br /> onsite wastewater treatment system(OWTS) for this project. These Studies provide the EHD with <br /> required information regarding the examination of the underlying soil and groundwater, nitrate <br /> loading potential and design parameters in conjunction with these findings. This report complies with <br /> San Joaquin County Development Title, Section 9-1105.2(d). <br /> Within the text of this Report, Bolded Section (§)numbers are referenced at the beginning of an <br /> applicable Paragraph(s), or Appendices that correspond with the EHD Requirements Checklist. <br /> Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability Study <br /> Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for the <br /> Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to other <br /> sections of the Checklists, but may not necessarily be referenced. <br /> NLS§2.3, SSS§3.1. This project is proposed to be constructed in two Phases; Phase I to include a <br /> modular office building and Phase II to include the construction of a 20,000 sf Shop Building. This <br /> report addresses Phase I exclusively. <br /> SSS§ 1.1, 1.2. The Site Plan found in Appendix G, has been produced by Wong Engineers, Inc., and <br /> illustrates the proposed improvements of the property. The SJC District Viewer Map indicates the <br /> subject Parcel is 21.83 acres. Present land use of the property is open land, a stormwater <br /> retention/infiltration pond, and four buildings including a modular home. <br /> The testing protocol has found the indigenous soils under the proposed filter bed disposal area to <br /> contain a predominately clay loam material possessing exceptional permeability, which is commonly <br /> observed in the Tracy area. <br /> i <br /> II. SOIL SUITABILITY STUDY FINDINGS <br /> A. SUBJECT PROPERTY AND SURROUNDING STUDY AREA INFORMATION <br /> SSS§ 1.1. Land use to the immediate north are industrial and commercial facilities. To the east, <br /> west and south is agricultural production land,primarily almond orchards and forage crops, mainly <br /> alfalfa. Sparse rural residential housing surrounds the subject property. <br /> SSS§3.1,3.2,13,3.4,3.5,3.6,3.7, 6.8. Applications for Repair Permits in the EHD files were <br /> reviewed to determine life spans of surrounding septic systems in a one-half mile radius. Four <br /> repairs/additions permits were found. Therefore, it appears that systems in this locale possess <br /> reasonable life spans.
