CONDITIONS OF APPROVAL <br /> PA-0500427 <br /> Robertson <br /> Minor Subdivision Application No. PA-0500427 was approved by the San Joaquin County <br /> Community Development Department on October 27, 2005. The effective date of approval is <br /> November 6, 2005. This tentative map approval will expire on November 5, 2008, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2)a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick (3rif in, [209] 468-3154) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated July 4, 2005. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust, or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 36 acres. (Development Title Section 9-610.3[f]) <br /> (3) The average parcel size of Parcels 1 through 8 shall be a minimum of 40 acres. (Development <br /> Title Section 9-610.3[f][1]) <br /> d. ACCESS: The following access requirements apply and shall be included on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 1 through 7, along Parcels 2 <br /> through 8, shall be included on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) Secondary access to Parcels 1 through 4 shall be required along the southern boundary of <br /> Parcels 2 through 4 and south from the southeast corner of Parcel 4 through Parcel No. 239- <br /> 210-06, then along the western boundary of Parcel No. 239-210-07 to Linne Road. <br /> (Development Title Section 9-1150.15[a]) <br /> Conditions of Approval - 1 - PA-0500427 <br />
