Dear Mr. Griffin: SJCOG, Inc. has reviewed application PA-0500427 (MS)this project involves a minor subdivision application to subdivide an existing 387.79 acre parcel into 8 parcels. Three parcels will contain less than 40 acres. Parcel one to contain 58.30 acres. Parcel two to contain 49.07 acres. Parcel three to contain 55.06 acres. Parcel four to contain 67.07 acres. Parcel five to contain 43.33 acres. Parcel six to contain 37.64 acres. Parcel seven to contain 37.64 acres, Parcel eight to contain 39.58 acres. San Joaquin County is a signatory to San Joaquin County Multi-Species Habitat Conservation and Open Space Plan(SJMSCP). Participation in the SJMSCP satisfies requirements of both the state and federal endangered species acts, and ensures that the impacts are mitigated below a level of significance in compliance with the California Environmental Quality Act (CEQA). Although participation in the SJMSCP is voluntary, lead agents should be aware that if project applicants choose against participating in the SJMSCP, they will be required to provide alternative mitigation in an amount and kind equal to that provided in the SJMSCP. Any future structure(s) may require the conversion of Agriculture Land and as such should condition the project applicant(s)to participate in the SJMSCP. Prior to receiving building permit a SJMSCP biological survey must be completed and coverage must be granted. The project is located within the unmapped land use areas and as per the requirements of the SJMSCP those projects are subject to case-by-case review by the Habitat Technical Advisory Committee (TAC) prior to participation.
