Development Title Section 9-1015.3 (Table 9-1015.3(b) states that the Recreation <br /> Outdoor Sports Club use type requires 4 parking spaces per acre. Based on the <br /> proposed 30 customers per day, a minimum of thirty-eight (38) parking spaces are <br /> required, including two (2) accessible spaces, one of which shall be van accessible. All <br /> permanent parking lots (which include parking spaces, driveways and maneuvering <br /> areas) in all zoning districts shall be surfaced and permanently maintained with asphalt <br /> or Portland cement concrete to provide a durable dust free surface. Ingress and egress <br /> areas that connect to a paved road or highway shall also be surfaced and permanently <br /> maintained with asphalt concrete or Portland cement concrete to provide a durable dust <br /> free surface. <br /> Access and Circulation <br /> Development Title Section 9-1015.5(2)[h) states that access driveways have a width of <br /> no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be <br /> less than twenty (20) feet wide. <br /> Lighting <br /> Development Title Section 9-1015.5[g] states that if parking area is used at night, <br /> parking lot and security lighting shall be installed. Any lighting shall be designed to <br /> confine rays to the premises. No spillover beyond the property lines shall be permitted <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard motorist. (Development Title Section 9-1015.5[g](4) <br /> Signs <br /> Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. Development Title Section 9-1710.2[g] states that all portions <br /> of any sign shall be setback a minimum of five (5) feet from any future right-of-way line, <br /> including any corner cutoff (snipe). <br /> Landscaping <br /> Development Title Section 9-1020.7 states that all areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped. Development <br /> Title Section 9-1020.5 states that parking areas with more than twenty (20) stalls shall <br /> provide a minimum of five percent (5%) of landscaping within the perimeter of the <br /> parking area, not including landscaping along the street frontage. One tree shall be <br /> required for each five (5) parking stalls, or a portion thereof, and shall be evenly spaced <br /> throughout the parking lot. As a result, a minimum of six (6) trees will be required as a <br /> condition of approval. <br />
