Pp U.IN Planning Department <br /> STAFF <br /> R EPORT <br /> �) meeting of PSC 1-15-76 <br /> V <br /> ITEM NO. 13 TENTATIVE SUBDIVISION MAP NO. s-76-4 of <br /> CORRAL HOLLOW SUBDIVISION (c/o Mike ErcFq) , <br /> Unit No. 3 of Corral Hollow Subdivision, <br /> on the north and south side of Ellis Avenue, <br /> 91' east of Midway Drive, south of Tracy, <br /> in an RA-30 Zone. <br /> PROJECT DESCRIPTION <br /> - This proposal is to add 18 lots to the existing Corral Hollow Subdivision. <br /> The existing subdivision contains 20 lots. <br /> PLANNING CONSIDERATIONS <br /> - The Land Use Element of the County General Plan to 1990 designates this <br /> area for Residential-Low Density uses. <br /> - Policy related to low density uses requires that development be provided <br /> with full municipal services. <br /> - The zoning on the property is RA-30 and provides for a minimum lot size <br /> of 30,000 square feet. RA-30 is a suburban density zone. <br /> - The proposed General Plan to 1995 shows this area for Rural Residential <br /> uses. Some zone larger than 30,000 square feet will be used to implement <br /> this designation in the near future. <br /> - The Rural Residential designation ends at the rear of the 17.91 acre <br /> parcel. <br /> COUNTY ACTION TO DATE <br /> - April 16, 1970 - The Board of Supervisors rezoned this property to RA-30 <br /> to permit a residential subdivision. <br /> - August 7, 1970 - The County Planning Commission approved Tentative <br /> Subdivision Map No. 903 "Corral Hollow" a 38 unit subdivision. <br /> - August 18, 1970 - The Board of Supervisors approved the tentative map. <br /> - January 18, 1972 - The Board of Supervisors approved an extension on <br /> the submittal of the final map until January 18, 1973 . <br /> - October 10, 1972 - A final subdivision map was approved for Unit #1 <br /> (5 lots) . <br /> - At the time of establishment of the maintenance district the Board felt <br /> that an Environmental Impact Report should be prepared. EIR 72-7 was <br /> Prepared by the applicant and amended by staff . <br /> - November 21, 1972 - The Board of Supervisors approved a time extension <br /> to January 18, 1974, for the final map. <br /> - November 28, 1972 - Certified EIR 72-7 for Tract No. 903 , Tentative <br /> Subdivision Map. <br /> - January 9, 1975 - Unit No. 2 Final Map was recorded. <br />
