USES AND ZONING: The lands on the north, east and south of this <br /> tract are zoned Rural Residential. The land on the west is zoned <br /> Interim Protected Agriculture. <br /> HAZARDS: The following hazards exist within or nearby this <br /> development: <br /> The Banta-Carbona open irrigation lateral is adjacent to this tract. <br /> It is to be fenced at the subdivider 's expense. The Tracy Community <br /> Airport is approximately 1-3/4 miles southwest of this tract at 5749 <br /> South Tracy Boulevard, Tracy, California. <br /> FIRE PROTECTION: The Tracy Rural County Fire Protection District <br /> advises as follows: <br /> Fire protection is provided by the Tracy Rural Fire District. The <br /> first-due station is approximately 1 . 5 miles away, at 7700 West <br /> Linne Road. This station houses one ( 1 ) 1 ,000 gpm structural fire- <br /> fighting engine. The engine is manned 24 hours a day with one ( 1 ) <br /> engineer-firefighter. Additional manpower is provided by volunteer <br /> firefighters when available. <br /> The Insurance Services Organization ( ISO) has given the area around <br /> the proposed subdivision a protection class of "Residential 8 . " The <br /> reason for the "Residential 8" is the lack of any public water sup- <br /> ply for fire protection. If some type of public water supply for <br /> fire protection were included in the plans for this subdivision, it <br /> is likely that ISO would lower the protection class to a "Residen- <br /> tial 6" which would result in a substantial savings in fire insur- <br /> ance premiums for homeowners. <br /> SEWAGE DISPOSAL: Septic systems will be used for sewage disposal. <br /> You must pay for your septic system. The subdivider estimates the <br /> costs to be $1 ,800.00. The County Health Department has stated that <br /> a permit will be issued for a septic system on all lots/parcels in <br /> this subdivision. This assurance is applicable as of the date of <br /> issuance of this public report. If there is a change in the <br /> requirements for a sewage disposal system permit, the subdivider <br /> must amend the public report to disclose the new conditions. Please <br /> note that if you do not intend to install a sewage system at this <br /> time, there is no guarantee that the lot will later qualify for use <br /> of a septic system. Prior to purchasing a lot and commencing con- <br /> struction, you should contact the local health department for speci- <br /> fications, requirements and any local problems. <br /> SOIL CONDITIONS: A report on soil and geologic conditions is avail- <br /> able at San Joaquin County Department of Planning and Building <br /> Inspection, 1810 East Hazelton Avenue, Stockton, California 95205. <br /> WATER: There is no regular water service to this tract.
