All parcels are to be a minimum of 65, 000 square <br /> feet. The site is approximately 1 . 5 miles southeast of Tracy. <br /> The General Plan designates the site Rural Residential ; zoning <br /> is RR-65. The requested parceling is consistent with the <br /> respective RR zoning and land use designation. . <br /> The property is bounded to the south by an irrigation canal and <br /> to the east by MacArthur Drive. Surrounding land uses include <br /> orchards to the north, east, and west . A residential sub- <br /> division has developed to the south. A subdivision being <br /> currently processed, 5-84-7, Fornasero, also abuts the project <br /> to the south. <br /> Access to the parcels will be provided along a proposed 30 ' <br /> wide (half width ) street. <br /> A Negative Declaration has been prepared based on an Initial <br /> Study of the project. <br /> RECOMMENDED FINDINGS <br /> A.
