Hazelton Avenue <br /> Stockton, CA 95205 <br /> Dear Mr. Davisson: <br /> SUBJECT: 17 Lot Subdivision of Fornasero Property and 7 Lot <br /> Subdivision of Etcheverry Property <br /> This is to advise you that the City Council of the City of Tracy <br /> respectfully requests that the San Joaquin County Planning Commission <br /> consider the following concerns in respect to the subject subdivision <br /> applications: <br /> 1) Accumulative effect of the on-site sewage disposal systems and <br /> domestic water sources (wells); while tests may indicate that such <br /> systems are feasible on individual lots, we question the <br /> feasibility of utilizing such on-site systems for this large <br /> rural-residential area. There are several examples of failure of <br /> such systems in this portion of the County when they are used on a <br /> large scale. <br /> 2) Standards; if these developments are to be approved in this <br /> location close to, and clearly within the Sphere of the City of <br /> Tracy, it is suggested that development standards for streets, <br /> storm drainage, and fire protection be utilized that are <br /> comparable to, or at least approaching, City development <br /> standards. <br /> ; yea, �' �'�✓ �;.t° <br /> 3) The street system should at least conform to the preliminary study <br /> prepared for this large rural residential area and provide that <br /> the long, dead-end street designated Etcheverry Drive that turns <br /> into the Etcheverry Court cul-de-sac, should be dedicated to the <br /> easterly property line to allow for a future connection when the <br /> adjoining property is developed. In addition, MacArthur Drive <br /> should be widened by dedicating at least 42 feet from the center <br /> line to provide for a minor arterial and Fair Oaks Drive widened <br /> by dedicating at least 32 feet from the center line to provide for <br /> a collector street. <br /> Telephone 209/836-2665 P.O.
