FINDINGS FOR SITE APPROVAL <br /> PA-2200153 <br /> ISOLEE SMITH TRUST ET AL./AMERICAN TOWER <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br /> by the County. <br /> • This finding can be made because the proposed tower is located in the AG40 (General <br /> Agriculture,40-acre minimum)zoning designation, and the Communications Services -Type <br /> II use type may be conditionally permitted in the AG-40 zoning designation with an approved <br /> Site Approval application. The project site also has a General Plan designation of A/G <br /> (General Agriculture).The proposed communications tower extension is consistent with the <br /> goals, policies, standards, and maps of the General Plan, and there are no Master Plans or <br /> Special Purpose Plan applicable to this site. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because there are no new utility or roadway improvements required. <br /> The wireless communication tower extension is an unmanned facility and will not impact <br /> existing public utilities. This project will not require the use of a public water or sewer <br /> systems, and all storm water will be retained on site. Additionally, the Public Works <br /> Department will require an encroachment permit for all work done in the right-of-way. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the 6.25 -acre parcel is of adequate size and shape to <br /> accommodate the proposed use, building coverage, setbacks, and other requirements of <br /> the Development Title. The parcel can accommodate the 120-foot-tall monopole and lease <br /> area.There are no residences on adjoining parcels within the 120-foot fall-zone of the tower. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because it was determined that the project will not be detrimental <br /> to the Public Health. The tower must comply with Federal Communications Commission <br /> regulations regarding radio frequency emissions. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use may be conditionally permitted in the <br /> AG-40 (General Agriculture, 40-Acre Minimum) zoning designation with an approved Site <br /> Approval application.The proposed use will not interfere with nor alter the current land uses <br /> on adjoining properties. The adjacent surrounding parcels are primarily agricultural with <br /> scattered residences. The nearest residence is located approximately 715 feet north-west of <br /> the project site. <br /> PA-2200153 — Findings 1 <br />
