3.0 LIMITATIONS <br />The conclusions presented in this report are professional opinions based on data described in <br />this report. These opinions have been arrived at in accordance with currently accepted <br />hydrogeologic and engineering standards and practices applicable to this location at the time the <br />work was performed, and are subject to the following inherent limitations: <br />1. CAC derived the data in this report primarily from visual observations, examination of <br />records in the public domain, and interviews with individuals having information about the <br />Site. The passage of time, manifestation of latent conditions, or occurrence of future <br />events may require further study at the Site, analysis of the data, and reevaluation of the <br />findings, observations, and conclusions in the report. <br />2. The data reported and the findings, observations, and conclusions expressed in the report <br />are limited by the scope of work. The scope of work was prescribed by ASTM E 1527-13 <br />and was agreed to by the client. <br />3. Because of the limitations stated above, the findings, observations, and conclusions <br />expressed by CAC in this report are not, nor should be, considered an opinion concerning <br />the compliance of any past or present owner or operator of the Site with any federal, state, <br />or local law or regulation. <br />4. No warranty or guarantee, whether expressed or implied, is made with respect to the <br />findings, observations, or conclusions that are based solely upon the Site conditions in <br />existence at the time of investigation. <br />5. Phase I ESA reports present professional opinions and findings of a scientific and <br />technical nature. This report shall not be construed to offer legal opinion or <br />representations as to the requirements of, nor compliance with, environmental laws, rules, <br />regulations, or policies of federal, state, or local government agencies. Any use of the <br />Phase I ESA report constitutes acceptance of the limits of CAC's liability. CAC's liability <br />extends only to its client and not to any other parties who may obtain the Phase I report. <br />6. The conclusions presented in this report are professional opinions based on data <br />described in this report. They are intended only for the purpose, site location, and project <br />indicated. This report is not a definitive study of contamination at the Site and should not <br />be interpreted as such. An evaluation of subsurface soil and groundwater conditions was <br />not performed as part of this investigation. No sampling or chemical analyses of structural <br />materials or other media was completed as part of this study unless explicitly stated. <br />3-1 <br />
