CONDITIONS OF APPROVAL <br /> PA -2200175 <br /> Watanabe / Wong Engineers <br /> Lot Line Adjustment Application No . PA -2200175 was approved by the Community Development <br /> Department on January 19 , 2023 , which is the effective date of approval . This approval will expire on <br /> July 19 , 2025 , which is thirty ( 30 ) months from the effective date of approval , unless a Notice of Lot - <br /> Line Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1 . APPROVAL : This approval is for a Lot Line Adjustment application between two legal lots as shown <br /> on the site plan dated July 28 , 2022 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to - <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil = <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. ( Development Title Section 9 -872 . 4 ) <br /> c . WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall enter <br /> into a new contract prior to recording the " Notice of Lot Line Adjustment" . The " Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete . Filing Fees are required for this application . PROPERTY LINE SETBACK: (the following requirements shall apply ) <br /> ( 1 ) The existing house as shown on the south property line for Parcel 1 shall be setback a minimum <br /> of 10 feet from the side proposed property line . ( Development Title Section 9-610 . 2 ) <br /> (2 ) The existing barn as shown on the east property line for Parcel 2 shall be setback a minimum of <br /> 10 feet from the side proposed property line .
