Project No. 461803
May 2, 2022
Page 1
May 2, 2022
Brandi Ho
MAJ Stockton, LLC
300 W 15th Street, Suite 200
Vancouver, Washington 98660
Subject: Work Plan, Additional Subsurface Investigation
17 West Washington Street,
Stockton, California 95202
AEI Project No. 461803
Dear Brandi Ho:
AEI Consultants (AEI) has prepared the following work plan for an additional subsurface
investigation at 17 West Washington Street in Stockton, San Joaquin County, California (“the
Site”). A work plan is required by San Joaquin County Environmental Health Department
(SJCEHD) to be submitted as part of the application for a soil boring permit. The sections below
provide a brief Site description, the proposed scope of work, and the project schedule. The site
location is shown on Figure 1.
Site Description
The Site is located at the northeast corner of the intersection of West Washington Street and
Commerce Street in a commercial area of Stockton, California. The Site is approximately 0.49
acres and consists of a single property parcel, Assessor’s Parcel No. (APN) 137-30-019. Currently,
the property is undeveloped, with no structures. Portions of the Site are improved with paved
driveways and parking areas.
Scope of Work
AEI was requested to perform a subsurface investigation, including the collection of groundwater
and soil gas samples at three (3) locations, to evaluate if the Site is impacted by volatile organic
compounds (VOCs). The investigation was requested as part of the due diligence process of a
lender.
Health and Safety, Permitting, and Utility Clearance
A site-specific health and safety plan will be prepared, reviewed by onsite personnel, and kept
onsite for the duration of the f ieldwork. Drilling permits will be obtained from San Joaquin County
Environmental Health Department (SJCEHD) for this investigation. The public underground utility
locating service Underground Service Alert (USA) North 811 will be notified to identify public
utilities in the work area. As an added precaution, a private utility locate survey will be conducted
by an independent utility locating company to identify underground utilities on the property.
