ENCON <br /> 4.0 PROPOSED WORKPLAN RATIONALE AND INVESTIATIONS SCOPE <br /> The scope of the Phase II ESA investigation was based on the RECs identified in Section 2.1 <br /> above,to include the automotive repair operations, 3-stage clarifier operations, oil/water separator <br /> operations, hydraulic elevator equipment operation and historical agricultural chemical storage <br /> operations performed at the Subject Site. <br /> Based on the identified RECs/areas of concern,the investigation area includes 122 North Wilson <br /> Way, APN 153-040-210-000 (Parcel 1), and 148 North Wilson Way, APN 153-050-010-000 <br /> (Parcel 2). Refer to Figure 2 for the proposed sampling locations. <br /> The targeted subsurface investigation scope of work will include the collection and analysis of soil <br /> and soil gas samples in the vicinity of the areas of concern. The following subsurface soil and soil <br /> vapor data will be collected using proper protocol and methods as described in this Workplan to <br /> complete the site investigation. All of the work will be conducted under the direction of a <br /> California Professional Geologist. <br /> 4.1 Scope of Work— 122 North Wilson Way, Parcel 1 <br /> Parcel 1 has been divided into six (6) areas of concern, as described below. <br /> • Surface Drain and Stormwater Drain: ENCON shall advance three (3) soil borings <br /> (SB 1, SB2 and SB 3) in the vicinity of the surface drain and stormwater drain to a depth of <br /> 5 feet below grade surface (bgs), with soil samples collected at 3 feet and 5 feet bgs. <br /> • Elevator Equipment: ENCON shall advance one (1) soil boring (SB4) in the vicinity of <br /> the elevator equipment, located in the basement area of the office building, to a depth of <br /> 10 feet bgs, with soil samples collected at 5 feet and 10 feet bgs. <br /> • Former Agricultural Chemical Storage: ENCON shall advance four (4) soil borings <br /> (SB5, SB6, SB 10 and SB13) in the vicinity of the historical agricultural chemical storage <br /> areas to a depth of 5 feet bgs, with soil samples collected at 3 feet and 5 feet. <br /> • Automotive Repair Operations: ENCON shall advance two (2) soil borings (SB9 and <br /> SB 11) within the automotive repair operation areas to a depth of 10 feet bgs, with soil <br /> samples collected at 5 feet and 10 feet bgs. <br /> • 3-Stage Clarifier Operations: ENCON shall advance one (1) soil boring (SB12) in the <br /> vicinity of the 3-stage clarifier to a depth of 10 feet bgs, with soil samples collected at 7 <br /> feet and 10 feet bgs. <br /> • Vapor Intrusion Assessment: ENCON shall advance three (3) soil vapor probes (SV1, <br /> SV2 and SV3) in the vicinity of the commercial office building to a depth of 5 feet bgs, <br /> with soil vapor samples collected at 5 feet bgs. <br /> 5 <br />
