March Ln., 4th Floor 18301 Von Karman Ave., Suite 250 <br /> Stockton, CA 95219 Irvine, CA 92612 <br /> PROJECT DESCRIPTION: This project includes 3 applications: Zone Reclassification, Site Approval and Williamson Act <br /> Cancellation. APN: 025-190-15 is currently under a Williamson Act Contract. <br /> Zone Reclassification No. PA-2200217 proposes to rezone 3 parcels (APN: 025-190-15,-35, & -01)totaling 206.75 acres <br /> from AG-40 (General Agriculture, 40 acre minimum) to I-W (Warehouse Industrial). The I-W zone is consistent with the <br /> existing underlying General Plan designation of I/L (Limited Industrial). <br /> Site Approval No. PA-2200220 proposes to establish a wholesale and distribution facility in 2 phases over 5 years. The <br /> project includes 6 warehouses to be constructed on APN: 025-190-15. This application does not include parcels 025-190- <br /> 35 and 01. Building 1 to contain 1,500,240 square feet. Building 2 to contain 1,021,440 square feet. Building 3 to contain <br /> 215,460 square feet. Building 4 to contain 92,790 square feet. Building 5 to contain 167,400 square feet. Building 6 to <br /> contain 117,180 square feet. The project also includes 2,258 parking stalls and 934 truck/trailer parking stalls. The facility <br /> will utilize public water (CSA 31) and public storm drainage (CSA 31). The site will also be served by a private on-site <br /> wastewater disposal system. Multiple access points to the project site are proposed from State Route 12 (1 access <br /> driveway) and Thornton Road (3 access driveways). <br /> Williamson Act Contract Cancellation No. PA-2200230 proposes to remove APN: 025-190-15, a 194.49-acre parcel <br /> planted in row vines, from existing Williamson Act Contract No. WA-00-0012. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is I/L (Limited <br /> Industrial). <br /> PROJECT LOCATION: The project site is at the northeast corner of State Route 12 and N.
