This project consists of a Use Permit application for <br /> the construction of the newest Fire Station to serve the northern neighborhoods of the Mountain House Community. The <br /> Fire Station is the second and last Fire Station in Mountain House Community and is proposed to be a 1-story, 6,122 <br /> square foot building on 1.13 acres. <br /> and Stockyard Drive. The balance of the site will be developed with parking and landscape as part of a staging area for <br /> the adjacent community park and trail system. Once complete, the entire property will be dedicated to the Mountain <br /> House Community Service District. The Fire Station and site will be dedicated to the MHCSD upon completion of its <br /> construction by Mountain House Developers, LLC. <br /> The Fire House building is proposed as a Type V-B construction and will include 2 apparatus bays, 5 bunk rooms, kitchen, <br /> dining, day exercise room office, and other ancillary support spaces. <br /> The building architectural style is Civic Italianate, consistent with the MHCSD Design Guidelines. Building materials will <br /> consist of stucco, mission tile roofing, and dark bronze anodized windows and door fixtures. <br /> Access to the site will be from future Stockyard Drive, which intersects with Central Parkway (currently under <br /> construction). Central Parkway and Stockyard Drive will be signalized to facilitate vehicular turn movements and <br /> pedestrian crossings. Utilities (water, sewer, storm drainage, gas, and fiberoptics communication)will be provided to the <br /> site from Stockyard Drive. <br /> Site development includes parking and drive areas for typical vehicular access and fire truck flow around the building and <br /> through the apparatus bay. The site will be fenced with a 7-foot-high metal picket fence and a sliding horizontal security <br /> gate at the entry using fencing style and design as recommended by the MH Design Manuals. The site plan provides 3 <br /> public parking spaces outside the secured fence and 10 spaces inside the secured fencing for fire personnel. Other site <br /> improvements include a monument sign at the project frontage, site lighting, trash enclosure with roof, mechanical <br /> equipment enclosure for a generator and above-ground fuel tank and trellis and patio area for firefighters use. <br /> The standby generator is a 125-kilowatt, No. 2 diesel facility (Kohler Model 125REOZ54), constructed of durable steel, <br /> sound attenuating housing with quiet operation of 70 dB average at 23 feet. Additionally, the generator will be surrounded <br /> on three sides by an 8-foot-high masonry wall. The fuel tank is a CONVAULT; 1,000-gallon; above-ground steel tank, to <br /> be contained in a concrete vault. <br /> The Station will be manned by a crew of up to 3 firefighters per shift operating 24 hours a day. <br /> Construction of the building will begin in Spring 2023 and be completed within 18 months. Site and building will be <br /> dedicated to the MHCSD upon completion. <br />
