Section 1 Project and Site Background <br /> Introduction <br /> Keir&Wright was retained by Grupe-Greenlaw Partners, to conduct soils suitability and nitrate loading <br /> studies for the proposed warehousing development(Project) located in Lodi, California, near the <br /> Northeast quadrant of the intersection of Highway 12 and Interstate 5.The following was prepared in <br /> accordance with the requirements of the San Joaquin County Environmental Health Department <br /> (SJCEHD). <br /> The purpose of the report is to propose use of on-site wastewater treatment and disposal system <br /> (OWTS)for the Project, and describe conceptual systems conducive to Project site conditions. <br /> Subsequent site testing and specific treatment and disposal system designs will follow with future <br /> project planning document submittals and approvals. <br /> Proposed Development <br /> The proposed Project includes approximately 3.1 million square feet of warehousing&office space <br /> located on 199 acres, currently undeveloped. Six (6) buildings are proposed, each with individual <br /> OWTS's, allowing the Project to be subdivided into six(6) parcels.The facility and parking provides for <br /> an estimated 3,346 employees, assuming Building 1 will employ two (2) 8-hour shifts. Parking spaces will <br /> be included for employees and transport trailers. Other dedicated areas on the site will include storm <br /> runoff detention and landscaping (see Figure 1).The proposed Project is a "low water use" development, <br /> as no process water will be used, and there will be no restaurants or food preparation facilities. Water <br /> use and wastewater production will be primarily from employee sanitation <br /> Site Description <br /> The project is located at 6015 State Route 12, Lodi, California, parcel number APN 02-519-015. <br /> Historically,the site was used for agricultural production.The site has been a grape vineyard for at least <br /> the past 20 years, according to the property owner. Ground elevations range from approximately 18' <br /> (northeast)to approximately 14' (northwest), sloping to the north at roughly 0.1%.The County zoning <br /> for the parcel is Industrial Warehousing (IW). <br /> Groundwater <br /> According to the State Department of Water Resources groundwater data base (CASGEM),the <br /> groundwater surface elevation is approximately 15'to 30' below ground surface (bgs), although there <br /> are no wells in the CASGEM system located on the Project site. As part of the percolation test, a 10' <br /> deep soil mantle pit did not reveal any standing water.As part of the Project planning and engineering, a <br /> geotechnical investigation will be performed at the site, including borings to determine accurate depth <br /> to groundwater.
