CONDITIONS OF APPROVAL <br /> PA -2300002 <br /> ROBERT D . PACELLA / SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No . PA -2300002 was approved by the Community Development <br /> Department on April 3rd , 2023 , which is the effective date of approval . This approval will expire on <br /> April 3rd , 2026 , which is 36 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209 ] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application among three parcels , as shown <br /> on the site plan dated January 5 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community <br /> Development Department . The legal descriptions shall be prepared , stamped and signed by a <br /> Registered Civil Engineer , qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors ' Act , or a Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 ) <br /> c . LOT WIDTH % The following requirements shall apply : <br /> a . Parcels 1 and 3 shall have a minimum lot width of 330 feet , measured at the front yard setback <br /> line . <br /> b .
