CONDITIONS OF APPROVAL <br /> PA -2300038 <br /> CANTON / ASPEN SURVEY <br /> Lot Line Adjustment Application No . PA -2300038 was approved by the Community Development <br /> Department on June 9 , 2023 , which is the effective date of approval . This approval will expire on <br /> December 9 , 2025 , which is thirty ( 30 ) months from the effective date of approval , unless a Notice of <br /> Lot Line Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209 ] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application between two parcels as shown on <br /> the site plan dated March 10 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 ) <br /> c . WILLIAMSON ACT CONTRACT : The property owner shall rescind the current contract and shall enter <br /> into a new contract prior to recording the " Notice of Lot Line Adjustment" . The " Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete . Filing Fees are required for this application . ( Government Code Section 51257 ) . <br /> d . LOT SIZE : Parcel 1 and Parcel 2 shall be a minimum of 10 acres in size . ( Development Title Section <br /> 9 - 511 . 030 ( 3 ) and Government Code Section 51256 [ c] ) <br /> 2 . DEPARTMENT OF PUBLIC WORKS ( Contact : [209 ] 468 - 3000 , see memo dated June 1 , 2023 ) <br /> NOTES AND INFORMATION ONLY : <br /> APN : 207 - 320 -20 and 207 - 320 -27 are under Williamson Act Contract No . 78 - 0242 .
