CONDITIONS OF APPROVAL <br /> PA-2300084 <br /> GINO TORLAI ET AL./MARDEN & KENDRA WILBER/DILLON & MURPHY <br /> Lot Line Adjustment Application No. PA-2300084 was approved by the Community Development <br /> Department on October 11, 2023,which is the effective date of approval. This approval will expire on <br /> April 11, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment application among four parcels, as shown on <br /> the site plan dated June 20, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-511.050) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment". The"Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> (Development Title Section 9-511.030[6][A]) <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> 1) Parcels 3 and 4 shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line. (Development Title Section 9-203.030) <br /> 2) Parcels 1 and 4 shall have a minimum lot area of 10 acres. (Development Title Section 9- <br /> 702.080) <br /> 3) Parcels 2 and 3 shall have a minimum lot area of 40 acres. (Development Title Section 9- <br /> 203.030) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact: [209]468-3000, see memo dated July 18, 2023) <br /> NOTES AND INFORMATION ONLY: <br /> APNs 023-030-25, 023-030-45, 023-100-31 are under Williamson Act Contract No. WA-69-C1-0069.
