CONDITIONS OF APPROVAL <br /> PA-2300090 <br /> CAROL A . & STEVEN M . SR . MOBERLY / RICHARD TEICHEIRA TR . ET AL / <br /> QUARTAROLI & ASSOCIATES , INC . <br /> Lot Line Adjustment Application No . PA-2300090 was approved by the Community Development <br /> Department on February 29 , 2024 , which is the effective date of approval . This approval will expire on <br /> August 30 , 2026 , which is thirty ( 30) months from the effective date of approval , unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application between two parcels as shown on <br /> the site plan dated May 5 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors ' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 ) <br /> c . LOT SIZE : Parcel 1 shall be a minimum of 10 acres in size .
