CONDITIONS OF APPROVAL <br /> PA-2300101 <br /> JAGPAL& HARDIP BATTH INSURANCE TRUST/DILLON & MURPHY <br /> Lot Line Adjustment application No. PA-2300101 was approved by the Community Development <br /> Department on September 8, 2023,which is the effective date of approval. This approval will expire <br /> on March 6, 2023, which is 30 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to recordation <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: (209) 468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between 4 parcels as shown on the Site <br /> Plan dated May 16, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050) <br /> c. LOT SIZE: Each parcel shall be a minimum of ten acres in size. (CA Government Code Section <br /> 51222) <br /> 2. SJ ENVIRONMENTAL HEALTH DEPARTMENT(Contact: [209]468-3420, see memo dated June 27, <br /> 2023.) <br /> NOTES AND INFORMATION ONLY: <br /> Access to these parcels is not created by this Lot Line Adjustment. A Zoning Compliance Review application <br /> for a Private Right-of-Way shall be required before issuance of a non-agricultural building permit for proposed <br /> Parcels 2 and 3. <br /> APN: 055-180-04 is under Williamson Act Contract No. PA-0800300.
