CONDITIONS OF APPROVAL <br /> PA -2300102 <br /> JOSEPH & GRETCHEN EGER / SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No . PA -2300102 was approved by the Community Development <br /> Department on July 28 , 2023 , which is the effective date of approval . This approval will expire on <br /> January 28 , 2026 , which is 30 months from the effective date of approval , unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed , if required by the Land <br /> Surveyors ' Act . <br /> Unless otherwise specified , all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment . <br /> 1 , COMMUNITY DEVELOPMENT DEPARTMENT ( Contact : [209 ] 468 - 3121 ) <br /> a . APPROVAL : This approval is for a Lot Line Adjustment application between two parcels , as shown <br /> on the revised site plan dated May 17 , 2023 . <br /> b . NOTICE OF LOT LINE ADJUSTMENT : A " Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner . Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor' s Division for review and forwarding to the Community Development <br /> Department . The legal descriptions shall be prepared , stamped and signed by a Registered Civil <br /> Engineer , qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act , or a <br /> Licensed Land Surveyor . ( Development Title Section 9 - 511 . 050 [ b ] ) <br /> c . LOT SIZE : Parcel 2 shall be a minimum of 1 . 5 acres in size . <br /> d . LOT WIDTH : The following requirements shall apply : <br /> ( 1 ) Parcels 1 shall have a minimum lot width of 330 feet , measured at the front yard setback line . <br /> ( 2 ) Parcel 2 shall have a minimum lot width of 150 feet , measured at the front setback line . <br /> ( Development Title Section 9 -203 . 030 ) <br /> e . PROPERTY LINE SETBACK : ( the following requirements shall apply ) <br /> ( 1 ) The existing accessory storage building as shown on Parcel 2 shall be setback a minimum of 15 <br /> feet from the proposed property line . DEPARTMENT OF PUBLIC WORKS ( Contact : [209 ] 468 -3000 , see memo dated July 27 , 2023 ) <br /> NOTES AND INFORMATION ONLY : <br /> Access to these parcels is not created by this Lot Line Adjustment .
