4 Project assumptions and clarifications: General: 1. Sales tax Included at 8.25% no materials. 2. Our pricing does not include permits and license fees. If such are required, costs incurred will be billed to customer as time and material. Schedules provided do not include any delays that may result. 3. We have not included anything for improvement of the building enclosure, interior or exterior. 4. We have not included any fire protection changes. Or relocation of existing sprinkler systems. 5. The attached terms and conditions are intended to be the basis for the project. Modifications to the terms and conditions may result in a price adjustment based on the value of the risk. 6. Stand by time: Our proposal is based on items that are provided by Stellar. Lost time resulting from unforeseen system issues, i.e. existing valves not holding pressure, production overages etc. will be considered as additional cost and presented in writing to management. 7. Disposal bin for trash are to be supplied by owner. 8. No independent lab testing has been included. No UL certification is included. 9. No ammonia leak detection or annunciating Electrical: 1. No electrical is included… all electrical (disconnects, power wiring, control wiring) to be done by others. 2. Temporary power and lighting is NOT included. 3. Customer is to provide electrical power for tools and welders 240 or 460 within work space. 4. Customer to provide lighting in work spaces Refrigeration: 1. All pipe and fittings are to be import or non-domestic. 2. No special inspection or x-ray has been included 3. HCR door coils are not included and will be supplied and installed by others 4. We assume all existing equipment is in good working condition and will meet the manufacturer’s rated capacities. We have not included any reconditioning or repair of existing equipment. 5. Pressure testing of existing equipment may result in Leaks; these leaks are not covered under warranty. Repairs required will be billed as Time and Material. Structural: 1. No structural engineering or seismic changes / confirmation. 2. No modifications to the roof structure or building are included.
