Box 1429 672W. 11th St. Ste. 110 <br /> Lathrop, CA 95330 Tracy, CA 95376 <br /> PROJECT DESCRIPTION: This project includes General Plan Map Amendment No. PA-2300135 to change the General <br /> Plan designation of a 5.90-acre portion of a 143.85-acre parcel (239-030-08)from I/L (Limited Industrial)to I/W (Industrial <br /> Warehouse) and a Revision of Approved Actions application to remove Conditions of Approval 1.j. and 3.d. related to <br /> public services from previously approved Site Approval No. PA-1900295 for a heavy equipment sales facility. If the <br /> proposed General Plan designation change from I/L to I/W is approved, public services are not required.As a result, project <br /> applicant is proposing to remove Condition of Approval 1.j. requiring a plan for water and storm drainage services from the <br /> Oakwood Lake Water District to allow for private on-site services for water and storm drainage, and Condition of Approval <br /> 3.d requiring written confirmation from the water providers that the required improvements have been constructed and that <br /> the agency has or will have the capacity to serve the proposed development. This parcel is not under a Williamson Act <br /> Contract. <br /> The Property is zoned C-FS (Freeway Service Commercial), AU-20 (Agriculture- Urban Reserve, 20-acre minimum), and I- <br /> W(Warehouse Industrial). The General Plan designation is C/FS (Freeway Service Commercial),A/UR(Agriculture-Urban <br /> Reserve)and I/L (Limited Industrial). <br /> PROJECT LOCATION: The project site is on the east side of W. Mossdale Rd., 6,150 feet north of the 1-205 offramp, <br /> Lathrop. (APN/Address: 239-030-08/800 W. Mossdale Rd., Lathrop) (Supervisorial District: 3) <br /> ENVIRONMENTAL DETERMINATION: This project as described is exempt from the California Environmental Quality Act <br /> (CEQA) pursuant to Section 15061(b)(3), Section 15304 Class 4, & Section 15183(a), and a Notice of Exemption will be <br /> filed if the project is approved. <br /> APPLICATION REVIEW: Recommendations and/or comments on these projects must be submitted to the Community <br /> Development Department no later than October 12, 2023. Recommendations and/or comments received after that date <br /> may not be considered in staffs analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: These projects will be scheduled for a San Joaquin County Planning <br /> Commission hearing.
