TO : San Joaquin County Planning Department <br /> FROM : John Vierra <br /> RE : Cult Following Project Description and Site Plan <br /> DATE : November 21 , 2022 <br /> Project Overview : <br /> The project proposes a new winery facility surrounding over 9 acres of existing old vine <br /> zinfandel . The Project site area is 12 . 8 acres total and is designed to minimally impact the <br /> existing old vine zinfandel as much as possible . There also currently exist the following <br /> improvements/ structures on the property : one single family residences and ag barns . These <br /> facilities are served by an existing well and septic systems . <br /> The project will be built in two phases over five years . Phase 1 will include a 1 , 800 SF tasting <br /> room , and 1 , 600 SF covered crush pad . Phase 2 will add a 3 , 200 SF production building for <br /> barrel storage . Domestic water will be supplied by the existing onsite well and treated to <br /> required specifications . Wastewater will be handled in two ways : Traditional wastewater <br /> ( sewage ) will be handled through a new onsite septic system . Wastewater generated from the <br /> onsite wine production is proposed to be held in above - ground holding tanks and hauled off <br /> site on an annual basis . Proposed driveway and parking surface is to be gravel . Any storm <br /> water runoff will be drained into the vineyards and contained onsite . Amplified outdoor music <br /> is not proposed as part of the winery Project . <br /> The Project site is zoned A & 40 . The Project would include the following use - types as set forth <br /> in the Development Title : " Small Winery " use type is permitted subject to a site approval . ( see <br /> TABLE 9 - 605 . 2 - USES IN AGRICULTURAL ZONES ) . <br />
