CONDITIONS OF APPROVAL <br /> PA-23001-89 <br /> WINTERS LAND CO. LP/QUARTAROLI &ASSOCIATES, INC. <br /> Lot Line Adjustment Application No. PA-23000189 was approved by the Community Development <br /> Department on October 24, 2023,which is the effective date of approval. This approval will expire on <br /> April 24, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: (209) 468-3121) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment between as shown on the site plan dated <br /> August 22, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped, and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the currentcontract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment".The"Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section <br /> 51257) <br /> d. LOT WIDTH: The following requirements shall apply: <br /> 1. Parcel 1 shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-203.030) <br /> e. PROPERTY LINE SETBACK:The existing house shown to north on-the site plan, along the East <br /> of the adjusted property line shall be set back a minimum of 30 feet from the property line for Parcel <br /> 2. (Development Title Section 9-203.030 <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: (209) 468-3000, see memo dated September 29, <br /> 2023) <br /> NOTES AND INFORMATION ONLY: <br /> APN:206-030-24 is under Williamson Act Contract No. 75-CI-66. The proposed application is consistent with <br /> Government Code Section (51250)(51257). <br /> Access to these parcels is not created by this Lot Line Adjustment.
