CONDITIONS OF APPROVAL <br /> PA-2300193 <br /> RAMANDEEP SINGH/SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No. PA-2300193 was approved by the Community Development <br /> Department on October 26, 2023,which is the effective date of approval. This approval will expire on <br /> April 26, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required -by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance-Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact:[209]468-3121) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment application among three parcels, as shown <br /> on the site plan dated August 24, 2023. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-511.050[b]) <br /> c. LOT SIZE:The following requirements shall apply: <br /> (1) Parcel 1 shall have a minimum lot area of 49.65 acres.[Development Title Table 9-702.070(a)(2)]. <br /> d. LOT WIDTH:The following requirements shall apply: <br /> (1) Parcel 1 shall have a minimum lot width of 330 feet, measured at front yard setback line. <br /> (Development Title Table 9-203.030) <br /> e. WILLIAMSON ACT CONTRACT: The property owner shall-rescind the current contract and shall <br /> enter into a new contract prior to recording the"Notice of Lot Line Adjustment".The"Notice of Lot Line <br /> Adjustment"-shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> 2.
