MOUNTAIN HOUSE MASTER PLAN <br /> Plan I described above, shall be provided concurrent with the first <br /> residential development constructed north of Byron Raad- <br /> d) Terraced Fill. Grading of the area adjacent to Old River shall raise the <br /> elevation of areas behind the existing levee, drain the areas behind the <br /> levee back to retention areas within Neighborhoods It and L, and create <br /> usable open space within the Regional Park. <br /> e) Implementation of Parks Plan. The intent of the MHCSD's "Parks, <br /> Recreation and leisure Plan"shall is to include a two phase park planning <br /> program: provisions for the Preliminary Plans to be included with the first <br /> Specific Plan containing land adjacent to the Regional bark, and more <br /> detailed program aspects to be addressed in the MFICSD's Final Plans <br /> which shall include all applicable flood control pmvlsions, the existing <br /> levee, and proposed grading concepts into the Regional Park plans. <br /> Provisions for water access shall also be addressed. <br /> f) Educational Signage.. Educational signage shall be included within the <br /> park at appropriate locations to identify the values of the Old River and <br /> encourage its protection_ <br /> g) Old River Path. A multi-use path shall be constructed parallel to Old River, <br /> extending from the east and at VVicklund Cutty the western terminus of the <br /> park. A mutil-use path has been planned with the adoption.of the MHCSd <br /> "Parks. Recreatlon and Leisure Plan" which fF�.,:mvm 12 foot width-shall <br /> be improved with asphalt and —, w-h+se `r ter' l he—striped to designate <br /> pedestrian and bicycle travel lanes. An unimproved compacted path shall <br /> also be constructed along the existing levee adjacent to Old River, This <br /> path shall be constructed in a manner that will minimize any alteratton to <br /> the existing habitat, although several improved corridors through the <br /> vegetation should be provided for views of the river and fishing access. <br /> h) Welland Resources. Provisions to include and protect the I'A acre wetland <br /> at the extreme southem comer of the Regional Park shall be incorporated <br /> into the Final Plans prepared by the MHCSD_ <br /> i) Woodlands.. The woodland portion of the park design shall be planted to a <br /> variety of native riparian and oak woodland species. <br /> j) Riparian Woodlands. Species acceptable for planting in the riparian <br /> woodland area should include the species listed in Appendix 7-A,and other <br /> species native to the region and ecotype. <br /> k) Grasslands. Grassland dominated by native species indigen❑us to the <br /> region shall be restored wherever practicable within the park. <br /> I) Landscape treatment.
