kk. This project is part of the existing Neighborhood A. The architectural theme for this <br /> project shall be consistent with the architectural theme for the existing Neighborhood <br /> A and with all Community Approvals including applicable provisions of the MHCSD <br /> Design Manual and any applicable Special Purpose Plan. Timing: prior to approval of <br /> first Final Map for each neighborhood. <br /> 11. The roadway landscape construction plans shall be processed and approved by the <br /> MHCSD General Manager concurrently with the Improvement Plans for any phase <br /> on the Neighborhood development. <br /> mm.Landscape slopes within street right of way, pedestrian access connections, and <br /> parks shall not exceed 3:1 unless approved otherwise by the MHCSD General <br /> Manager. <br /> nn. The applicant shall update as necessary the Neighborhood A In-tract Landscape <br /> Guidelines in incorporate Tract 4098. Timing: prior to issuance of the first <br /> building permit. <br /> oo. The MHCSD General Manager may allow the South Community Park to be <br /> constructed in phases to be consistent with usage demand and other public <br /> interest considerations. Final design of the first phase of the South Community <br /> Park shall be completed before its construction. Construction of the first phase of <br /> South Community Park shall begin no later than the time at which 50% of the <br /> dwelling units permits for Specific Plan III have been issued a building permit. <br /> The Park shall be completed no later than the time at which 80% of dwelling <br /> units for the Specific Plan III have been issued building permits. Completion <br /> time of park phases and/or the entire park may be modified by the MHCSD <br /> General Manager to reflect construction, weather, budget, or other public interest <br /> contingencies. This condition may also be satisfied through payment of the <br /> project's park fees through the CFD (as defined below). <br /> FIRE CODE COMPLIANCE <br /> pp. All street standards shall comply with the State of California Fire Code provisions, <br /> as interpreted and implemented by the San Joaquin County Fire Marshall and Mountain <br /> House Fire Department. <br /> OTHER OBLIGATIONS AND AGREEMENTS <br /> qq. Prior to improvement plan approval, the Developer shall execute an Improvement <br /> Agreement with MHCSD and post the appropriate bonds based on Final Engineer's <br /> Estimate. <br /> ff. MHCSD Impact Fees (CFF and TIF): Prior to issuance of each building permit, the <br /> Developer shall comply with the applicable requirements of the most current MHCSD <br /> adopted CFF and TIF Ordinances and Fees in effect at the time the building permit is <br /> issued. <br /> ss. The Developer shall pay all other permitting fees as applicable at the time of issuance of <br /> building permits <br /> Resolution Template 01/2023 <br />
